Fonster Releases Free Guide to Help South African Homeowners Avoid Electrical COC Delays When Selling Property

New online resource explains what gets tested, why homes fail, and how sellers can prepare before the electrician arrives

Cape Town, Western Cape — 4 March 2026 — Fonster, a Western Cape-based home services platform connecting homeowners with vetted contractors, today published a comprehensive guide on Electrical Certificates of Compliance (COC) for South African homeowners. The guide, available free at fonster.co.za, is aimed at property sellers and buyers who want to avoid the costly transfer delays that arise from failed or missing COC inspections.

The Electrical Certificate of Compliance is a legal requirement for property transfer in South Africa. No property can be registered at the Deeds Office without a valid certificateissued by a registered electrician. Yet many homeowners only discover compliance issues after signing an Offer to Purchase — creating stressful delays for all parties involved.

"We see these inspections daily through contractors working with Fonster," said a spokesperson for the company. "The majority of failures are not dangerous wiring — they are small compliance issues homeowners didn't know about. Things like geyser bonding, DB board labeling, or weatherproofing on outdoor installations. These are usually fixed within a day ortwo."

What the Guide Covers

The guide walks homeowners through the entire COC process, including:

- What an Electrical COC is and when it is legally required- Exactly what a registered electrician tests during the inspection — from the DB board and earthing to outdoor installations and geyser isolators- The most common reasons homes fail, including missing geyser bonding, unlabeled circuit breakers, and non-weatherproof outdoor plugs- A pre-inspection checklist homeowners can use to identify obvious issues before the electrician arrives- What happens if a home fails, and how quickly repairs can typically be completed- How sellers can avoid transfer delays by arranging the inspection early in the sales process

The guide also includes a free downloadable PDF checklist and a detailed FAQ section covering questions such as who pays for the COC, how long it remains valid, and whether handymen can legally issue certificates.

Key Facts for Property Sellers

An Electrical COC is valid for two years from the date of issue, provided no changes are made to the electrical installation. The seller is legally responsible for obtaining and paying for the certificate. Approximately 60–70% of older homes require at least one repair before passing — most of which are minor compliance issues rather than significant electrical faults.

"The smoothest transfers happen when sellers treat the COC like home staging — done  upfront, not as an afterthought," the Fonster spokesperson added. "Buyers appreciate seeing avalid COC in the listing documents. It signals that the seller is organised and the property is well-maintained."
