Two Quotes, R60,000 Apart - New Guide Explains What Western Cape Homeowners Really Pay to Renovate in 2026

A new 2026 pricing guide from Western Cape home-services company Fonster breaks down what kitchens, bathrooms, wall removals, garage conversions and granny flats actually cost — and why two honest contractors can quote the same job tens of thousands of rands apart.
PAARL, Western Cape — 22 June 2026 — Renovation quotes are the hardest of all home-improvement quotes for homeowners to compare.
Two contractors can quote the same bathroom and differ by R60,000, and both can look entirely legitimate on paper.
A new pricing guide published by Western Cape home-services company Fonster sets out to fix that — by showing homeowners what renovations genuinely cost in 2026 and how to read a quote before signing.
Common Renovation Costs In 2026
The guide covers the renovations Western Cape homeowners ask about most: kitchens, bathrooms, open-plan wall removals, garage conversions and granny flats.
Each section gives current 2026 cost ranges based on typical projects across Paarl, Stellenbosch, Franschhoek, Wellington and Durbanville.
Among the figures it sets out:
- A kitchen facelift (new doors, countertops and paint on the same layout) runs R30,000–R70,000, while a full remodel with a new layout can exceed R400,000.
- A full bathroom remodel costs R60,000–R120,000 — and the guide warns that the most common complaint it sees is a bathroom done R20,000 cheaper with the waterproofing quietly left out.
- Removing a wall costs R8,000–R20,000 if it is non-load-bearing, but R25,000–R60,000 plus an engineer's fee if it is load-bearing.
- A new-build granny flat costs roughly R8,000–R13,000 per square metre, with one-bedroom garden units typically renting for R6,000–R9,500 a month — a payback period of three to five years.
Heritage Permit Requirements
The guide also explains a rule many homeowners overlook: any building older than 60 years requires a heritage permit before alteration — a requirement that affects a large share of the older housing stock in central Stellenbosch, Paarl, Franschhoek and Wellington.
