South Africa’s property market is set for a promising 2025, with investor sentiment on the rise following interest rate adjustments and reduced inflation. Real estate remains a stable investment option, with notable opportunities in key regions across the country.
A Promising Outlook for Rental Market
Yael Geffen, CEO of Lew Geffen Sotheby’s International Realty, notes that national rental vacancies are at an eight-year low. According to the TPN Vacancy Survey, the average residential rental vacancy rate in 2024 stood at 5.4%.
The Western Cape leads with the lowest vacancy rate (1.51%), followed by Gauteng, where nearly 40% of households rent. The reduced supply and increased demand are driving opportunities for savvy investors.
Geffen emphasises the importance of choosing the right locations and property types to maximise returns, particularly in high-demand, lower to mid-market rentals.

Cape Town’s resilient property market, with areas like the Atlantic Seaboard and Southern Suburbs, offers strong long-term returns. Key opportunities include:

Johannesburg – Economic Hub
Johannesburg’s diverse market sees strong demand for:

- Low-income housing in Soweto for high rental yields.
Midrand – A Growing Hub
Midrand, between Johannesburg and Pretoria, thrives with growing infrastructure and young professionals seeking:
