Cape Town has solidified its status as the preferred destination for upcountry and foreign buyers, with property values and sales surging since 2020. Among the most in-demand sectors is the secure lifestyle estate market, particularly in the Constantiaberg area, where median prices are reaching record highs.

“In 2020, our office recorded a 40% year-on-year increase in sales, followed by a 300% surge in 2021, a 200% increase in 2023, and this year is shaping up to be the same,” said David Burger and Stephan Thomas, veteran Secure Estate Specialists for Lew Geffen Sotheby’s International Realty. They have brokered a record number of deals over the past year.

Demand Continues to Soar

“Demand has continued unabated since the end of lockdown, with semigration picking up pace. More recently, rising political instability in Europe has led to a surge in interest from foreign buyers and returning South Africans. We are also seeing increased interest from American investors,” explained Burger and Thomas.

Research by Sotheby’s International Realty reveals that at least 40% of the global workforce is now location independent. Estates like Stonehurst, High Constantia, and Silwersteen are drawing strong local and international attention for their seamless integration with the natural environment.

Record-Breaking Median Prices

According to Lightstone data, median prices in many estates have climbed sharply since the pandemic. For instance, at Steenberg, the median freehold price hit R15.3 million in 2019, briefly dipped in 2020, but has since risen to a record R15.495 million in 2024. Silvertree Estate saw its median sale price peak at R8.94 million in 2021, drop to R7.8 million in 2022, and rise again to R9.1 million in 2024. The Paddocks also achieved a new high of R11 million this year.

Most Active Price Range and Buyer Preferences

The most active price band remains R8 million to R12 million, with high demand for properties featuring additional accommodation for elderly family members, breathtaking views, and modern, high-quality finishes.

“Buyers are drawn to the Cape Town lifestyle, with access to scenic amenities like golf courses, mountain bike trails, hiking routes, beaches, and sailing,” said Burger and Thomas. “The variety of estates ensures there is something to suit every lifestyle preference.”

• Stonehurst Mountain Estate: Almost 300 homes spread over 100 hectares with facilities like walking trails, mountain bike routes, a gym, restaurant, swimming pool, bar, café, crèche, and community meeting spaces. It caters to those with energetic lifestyles and shared security costs.
• Steenberg Golf Estate: Offers extensive open spaces for walking and a professional golf course, though the maintenance costs are significant, appealing to dedicated golfers.
• The Paddocks: An intimate estate with just six properties, known for quiet, easy living, minimal security demands, and quick access to the management committee.
• Elegant New Court in Zwaanswyk: A peaceful, secure environment.
• Silverhurst Estate: Located in the heart of Constantia, popular among discerning high-net-worth investors.

A Promising Outlook

With political stability following the general election and the suspension of loadshedding, Burger and Thomas predict that demand for estate living will remain strong.

“While South Africa has its challenges, it appears we are turning a corner. Meanwhile, many people in Europe are increasingly disenchanted with issues like wars, uncontrolled immigration, and the rising cost of living. With our lifestyle offering and relatively affordable pricing, Cape Town is becoming an increasingly appealing option,” they concluded.
