The KZN Mid-South Coast is Delivering a Return on Investment for Property Investors
Written by: Olivia Jones Communications Save to Instapaper
The KwaZulu-Natal (KZN) Mid-South Coast is fast becoming one of the country’s most attractive property investment destinations, offering excellent returns alongside unmatched coastal living. At the heart of this growth is Renishaw Hills, a mature lifestyle village within the burgeoning Renishaw Coastal Precinct, with this secure estate demonstrating remarkable return on investment since its inception in 2016.
“Renishaw Hills has been one of the standout performers in both the KwaZulu-Natal and national property markets,” notes Barto van der Merwe, Managing Director of Renishaw Property Developments, a subsidiary of the JSE-listed Crookes Brothers Limited. “Since its launch, buyers have enjoyed a 94% growth in property values. This is a compound annual growth rate [CAGR] of 9% - significantly outperforming leading property markets, as well as traditional investment channels such as the JSE.”
To put this into perspective, data sourced from Stats SA, Property24, and Ooba Home Loans shows that the Western Cape recorded a 78% increase over the period (7.47% CAGR), while the JSE, including reinvested dividends, delivered 73% (7.25% CAGR). In contrast, Gauteng and KwaZulu-Natal combined achieved only a 29.5% increase (3.3% CAGR), with KwaZulu-Natal’s mid-market properties (R950 000 to R2.5 million) averaging a modest 4.1% year-on-year growth.
“This highlights the significant potential of the KZN Mid-South Coast,” he continues. “With Renishaw Hills already demonstrating exceptional growth and several major developments underway, the region is well-positioned for similar strong performance in the years ahead.”
Why are Investors Choosing the KZN Mid-South Coast?
Van der Merwe said that, with quality-built developments such as Renishaw Hills, the region combines affordability with strong long-term growth potential. Alongside attractive pricing, investors benefit from:
- Natural Assets: A pristine subtropical climate, Blue Flag beaches, lush coastal forests, and extensive hiking and biking trails.
- Economic Reawakening: New commercial transactions – including the sale of a shopping centre to Cubisol Property Fund and a petrol filling station to the Hampsons – signal investor confidence in the region.
- Sustainable Development: As part of the 1 300-hectare Renishaw Coastal Precinct, only 20% of the land is earmarked for development, ensuring the preservation of biodiversity and natural beauty.
- National Recognition: At the 5th South African Investment Conference, President Cyril Ramaphosa recognised Renishaw Hills for its role in stimulating investor confidence and contributing to national economic growth.
Phase 7 Launch of Renishaw Hills Gains Momentum
Across all the phases to date, 215 homes have been sold at Renishaw Hills, with 330 residents now calling this coastal community home. The latest phase of Renishaw Hills offers opportunities for investors and retirees alike, with a range of freestanding homes and maisonettes available.
Renishaw Hills continues to set the standard for secure, community-focused living on the KZN Mid-South Coast. Residents enjoy:
- Affordable levies covering garden services, exterior maintenance, refuse collection, postal services, fibre optic WiFi, 24/7 security, and healthcare options.
- A vibrant social scene with over 20 active clubs, communal facilities, and a new bowls green under construction.
- Water security through an independent supply.
- Easy access to beaches, golf courses, nature trails, and cultural attractions.
“Renishaw Hills is a living example of how the KZN Mid-South Coast is delivering value well above national averages,” concludes Van der Merwe. “For property investors, this is an unrivalled opportunity to secure capital growth alongside an incredible coastal lifestyle.”
