Pinehaven is one of those areas on the West Rand that consistently surprises people who have not spent time here. The name is understated, the suburb is anything but.

Pinehaven Country Estate is a well-run, security-focused residential community in Krugersdorp that sits close to some of the best amenities in the broader Johannesburg north-west corridor. It attracts families, professionals, and long-term residents who value a genuine sense of community alongside practical everyday convenience.

The latest area data, compiled as at 6 March 2026, gives a clear picture of where the Pinehaven Country Estate property market stands today. If you own a home or sectional title unit in this estate and you have been tracking your property's value, or if you are considering selling in the year ahead, the numbers are worth understanding in detail.

A MIXED ESTATE WITH BROAD APPEAL

The area report shows a total of 348 properties across Pinehaven Country Estate and its registered sub-schemes. Of those, 246 are full-title homes and 102 are sectional-title units.

This mix is meaningful. It means the estate caters to a wide range of buyers, from those entering the secured lifestyle market for the first time in a sectional-title unit, through to established families looking for a larger freehold home with a meaningful stand.

WHAT HOMES ARE SELLING FOR

The recent Deeds Office registrations cover a range of property types and sizes, and they tell an honest story about what the market is currently paying in Pinehaven Country Estate.

On the sectional-title side, Villa Martino units at 248 Gateway Avenue have transacted between R 1,200,000 and R 2,500,000 depending on size, with a 166m² unit achieving R 2,500,000 and a smaller 171m² unit registering at R 1,200,000.

Vredendal units at 249 Plover Road have been consistently transacting in the R 1,500,000 to R 1,600,000 range for 132m² units. A Vergelegen unit of 137m² at 247 Gateway Avenue registered at R 1,520,000.

The average sale price across the estate, based on recently registered transactions, is R 2,483,360. As always, this average reflects the combined full-title and sectional-title activity, and your individual result will depend on the type, size, and condition of your specific property.

WHO OWNS PROPERTY HERE, AND HOW LONG HAVE THEY STAYED

The duration of ownership data is one of the most useful indicators of how a community is performing.

In Pinehaven Country Estate, 137 full-title owners have held their properties for more than eight years. That represents 55% of all full-title homeowners.

A further 42 have owned for between five and seven years, and 28 for between three and four years.

The recent buyer profile for full-title homes is spread across three age groups.

The 36 to 49 bracket leads with 15 buyers, the 50 to 65 group follows with 10, and the 18 to 35 group has produced 6 buyers, which is a relatively active younger cohort for an estate at this price level.

On the sectional-title side, the 50 to 65 group and the over-65 group are both active, pointing to buyers who are right-sizing into a lower-maintenance sectional-title environment while staying within a community they know and trust.

In my experience with buyers at this price point in Krugersdorp and the broader West Rand, the priorities are consistent.

Security comes first. Pinehaven Country Estate is a fully enclosed, access-controlled community with a single point of entry, and that level of security is a non-negotiable for most buyers with families.

After security, the focus shifts to space, practicality, and the quality of the surrounding area.

Netcare Pinehaven Hospital is adjacent to the estate, which is a practical advantage that buyers consistently mention, particularly those with young children or ageing parents.

Cradlestone Mall and Silverstar Casino are close by for everyday retail and entertainment. Key West Shopping Centre and Noordheuwel Shopping Centre cover additional convenience needs.
