Atterbury Highlights the Long-Term Value of an Integrated Property Approach

PRETORIA, South Africa — Property decisions made today can continue to influence the performance of an asset for years to come. For Atterbury, this is why development, leasing, asset and property management and corporate services should not be viewed as isolated disciplines, but as interconnected parts of the same property journey.
The South African property group is highlighting the value of an integrated approach to property, where specialist teams work together with a shared understanding of the asset, its tenants and its long-term potential.
“Property is a long-term business. What happens during development influences how a building leases and operates, while the experience gained through managing an asset should help inform the decisions that follow. The value of integration lies in keeping that knowledge and context connected throughout the life of the property.”
Atterbury's model brings together development, asset and property management, leasing and corporate services within one group.
Its development teams manage projects from land acquisition through development and occupation. Asset and property management teams then work closely with the properties and tenants in operation, while leasing decisions are made within the broader positioning and strategy of the asset.
The group’s corporate services capability adds investment, finance, legal and treasury expertise, allowing these considerations to form part of property decisions from the outset.
The benefit is not simply convenience or having several services available from one organisation. It is continuity, different specialists working from a shared understanding of the property and taking a longer-term view of its performance.
Several Atterbury precincts demonstrate how this works in practice.
At Castle Gate Precinct in Pretoria East, development has taken place through several phases, beginning with Castle Gate Shopping Centre in 2020, followed by offices and a Planet Fitness gym in 2022 and Castle Gate Lifestyle in 2024. Each new phase forms part of a broader precinct strategy, requiring development, leasing and management decisions to consider both what already exists and what comes next.
At Richmond Park, Atterbury's mixed-use development on the N7 in Milnerton, the integrated model has enabled the property relationship to evolve alongside tenants. Facilities developed for companies including Takealot and Solar MD have been followed by further expansion as their operational requirements have grown.
In Pretoria's Old East Precinct, the value of long-term involvement can be seen in the relationship between The Village, Village Walk, The Club and Die Klubhuis. Development, redevelopment, adaptive reuse, leasing, placemaking and management have worked together over time to strengthen the established Hazelwood node.
Village Walk, completed in 2023, created a pedestrian link between The Village and The Club, demonstrating how value can sometimes be created not simply by developing another building, but by improving how existing properties and spaces work together.
For Atterbury, an integrated property approach does not diminish the importance of specialist expertise. It allows that expertise to work together.
As property requirements continue to evolve, the group believes continuity across development, leasing and management becomes increasingly valuable, giving property owners, occupiers and investors access to a partner that understands not only the immediate property requirement, but the bigger picture around it.
Ultimately, the value of integration lies in taking a longer view: understanding where a property has come from, what it needs today and where the opportunity may lie next.
