Balwin Properties Unveils Spring Flat Deals at Four Estates

For South African buyers weighing up a purchase this spring, Balwin Properties has published the October incentives on four featured developments, so the savings can be compared in one place. Two of the estates belong to the Green Collection and sit in Pretoria East. One is a Classic Collection estate on the KwaZulu-Natal north coast, and the fourth is a Signature Collection estate in Waterfall City, north of Sandton. Prices across the four begin at R625 900 for a one-bedroom apartment and go beyond R2.3 million for a three-bedroom home.

Many households put their property plans on hold over winter and pick them up again in October. The days are longer, the school holidays are close and a new year is coming, so buyers tend to start comparing options seriously. Anyone browsing apartments for sale this month should read Balwin's featured incentives closely. They change from estate to estate and with unit size, and in some cases they depend on whether the apartment has already been built.

Greencreek: built and ready units with savings in Pretoria East

Greencreek is a Green Collection lifestyle estate in Pretoria East with one-, two- and three-bedroom apartments. Ground floor apartments come with private gardens, and units on the first, second and third floors have private balconies. Prices start at R625 900 for one bedroom, R963 900 for two bedrooms and R1 199 900 for three bedrooms.

At Greencreek the savings apply to move-in ready stock. Balwin lists up to R50 000 off move-in ready one-bedroom apartments, up to R80 000 off two-bedroom units and up to R96 000 off three-bedroom units. That matters for buyers who want to move in soon instead of waiting for a later phase. Each apartment has a Defy electric oven, a hob with extractor, prepaid utility meters and fully tiled bathrooms, and is fibre and DStv ready.

Facilities at the estate's Barn Lifestyle Centre include an indoor gym, a restaurant, a laundromat, a swimming pool, a sports field, a concierge and an office workspace. Nearby, Kings Walk, a 32 000m² retail development on the corner of Solomon Mahlangu Drive and Bronkhorstspruit Road, is due to open in April 2027.

Greenkloof: savings of up to R130 000 in Mooikloof Smart City

Greenkloof, the second Green Collection estate on the list, is in Mooikloof Smart City in Pretoria East. One-bedroom apartments are priced from R649 900 with up to R80 000 off. Two-bedroom apartments start at R1 049 900 with up to R100 000 off, and three-bedroom apartments start at R1 279 900 with up to R130 000 off.

Residents can use the Balwin Sport Centre in Mooikloof Smart City. It has an indoor gym, several indoor padel courts and multipurpose courts for basketball, netball and five-a-side soccer. Greenkloof Park adds two soccer fields, a dog park, a swimming pool, a children's play area and open lawns. A gatehouse at the estate entrance provides access control and surveillance around the clock.

Ballito Hills: living on the Dolphin Coast

Ballito Hills is a Classic Collection estate in Ballito, on KwaZulu-Natal's Dolphin Coast. According to the company it is 40 minutes from Durban, 20 minutes from the Umhlanga office parks and 15 minutes from King Shaka International Airport. One-bedroom apartments are priced from R1 529 900 with up to R79 000 off, and two-bedroom apartments from R2 129 900 with up to R105 000 off. Three-bedroom apartments start at R2 669 900.

Every unit has its own storeroom and a built-in braai on a private patio, and the two- and three-bedroom apartments include basement parking. For a limited time Balwin is also adding air conditioning. The Lifestyle Centre offers a Discovery Vitality approved Training Science Gym, a padel court, a squash court, a swimming pool, a cinema room, a restaurant and a Busamed Life Hub.

The Polofields: spring savings in Waterfall City

The Polofields, a Signature Collection development in Waterfall City, Midrand, has a spring special on its three-bedroom apartments. Prices start at R2 399 900 and buyers can save up to R269 990. The apartments are finished to Signature specifications, which include a Defy French door fridge, built-in cupboards and a back-up water system, with battery back-up coming soon.

In the Lifestyle Centre there is a swimming pool, a Training Science Gym, the Camelot Spa, a yoga deck, squash courts, an outdoor gym, a sprint track and Chukker's Restaurant. Dibber Montessori nursery school is already open inside the development, so families with young children have early learning on the estate.

Terms shared by all four estates

A few terms are the same across Balwin's developments. All four estates list no attorney fees and no transfer costs. Those are two of the biggest once-off costs buyers normally plan for when buying property for sale in South Africa. Greencreek, Greenkloof and The Polofields do not allow short-term letting through platforms such as Airbnb, so those estates stay geared to owner-occupiers and long-term tenants.

Balwin builds to the IFC's EDGE certification standard. South African banks tie their green mortgage products to an apartment's EDGE certification, and that can lower the monthly bond repayment. Balwin's online bond calculator shows the green bond saving next to the standard instalment, so buyers can compare the two before applying.

How the collections differ

The four estates also show the practical differences between Balwin's three collections. Greencreek and Greenkloof are Green Collection estates. The company prices this collection from R599 900 to R1 299 900 and describes it as distinctive architecture with access to traditional lifestyle facilities. Ballito Hills is a Classic Collection estate, Balwin's core model of four-storey walk-up apartments for the middle-income market. The Polofields is part of the Signature Collection, which is built to higher specifications with more luxurious finishes.

For a first-time buyer, a Green Collection one-bedroom in Pretoria East may be the most realistic way in. For a family moving to the coast, a two-bedroom at Ballito Hills with basement parking and a storeroom could be a better fit. For buyers who want a bigger home near Sandton, the spring special at The Polofields brings the starting price down noticeably.

Why now

On new developments, incentives are usually attached to particular units, phases or time periods. The figures above are what Balwin is advertising on its website at the start of October 2026. Buyers who are serious about one of these estates should check the latest price list for their chosen unit, because savings can differ between floors and apartment types. Every estate holds sales show times on Wednesdays, Saturdays, Sundays and public holidays from 2pm to 6pm, with a named sales consultant on site. Visiting is a practical way to compare finishes and sizes before signing.

Spring is also when many buyers want a fixed moving date before the year ends. Greencreek's move-in ready stock answers that need directly, and the other estates show an estimated occupation date for each unit in their price lists. Comparing the two options is a good starting point for anyone planning to move in the coming months.
