South Africa’s property market is showing the strongest performance it has had in over a decade, creating an exciting environment for both buyers and property practitioners.

The South African Reserve Bank’s five consecutive rate cuts since September 2024 have brought the prime lending rate down to 10.5%, saving real money for homeowners. This has helped ease some of the affordability challenges that have weighed on the market in recent years. Subdued inflation and lower fuel prices are also making home-buying more accessible.

Recent data from ooba Home Loans shows a steady uptick in loan activity, with applications in Q3 2025 rising by 7% compared to Q2 2025. The latest oobarometer statistics also highlight an increase in successful home loan approvals from the previous quarter, signalling renewed buyer confidence.

“Property practitioners are undoubtedly seeing more calls, emails, and fresh faces at their open houses,” says Anne Lütge, COO of Prop Data, a proptech and digital marketing agency. “The latest FNB Estate Agents Survey for Q3 2025 indicates that 67% of practitioners expect activity to increase — nearly double the optimism reported just three months ago.”
