CAPE TOWN, South Africa - July 1, 2026 - The Western Cape remains South Africa's most expensive property market, with an average home sale price of R3.36 million in the first quarter of 2026—about 72% higher than the national average outside the province.
Rising prices, higher living costs, and economic uncertainty are prompting many buyers to consider more affordable regions, particularly Gauteng.
According to the RE/MAX National Housing Report Q1 2026, Gauteng accounted for 50.8% of all property transfers, making it the country's busiest housing market.
Popular search areas include Morningside, Bryanston and Fourways, reflecting growing demand for better value.
Affordability Driving Buyer Behaviour
Property experts say affordability challenges extend beyond house prices, with infrastructure, public transport and limited housing supply also driving the crisis.
While the Western Cape continues to attract lifestyle buyers and investors, affordability is reshaping purchasing decisions.
